Property Tax in India After Return
Pay municipal property tax online, clear arrears, update owner name, and separate from ITR rental rules.
The 60-second version
Property tax is municipal — not income tax. After return I ensure owner name matches Aadhaar/PAN on city portal, clear arrears, and claim Section 24(b) if self-occupied with home loan.
Municipal tax is separate from income tax
Property tax goes to city corporation — BBMP, MCGM, GHMC, etc. — based on asset ID / PID number on khata or sale deed.
After return I update owner contact mobile and email on municipal portal so bills reach me — NRI-era bills may have gone to parents.
Self-occupied home: no rental income but I still pay property tax. Section 24(b) home loan interest applies separately in ITR.
Buying new: property purchase guide.
Property tax vs income tax
| Tax | Authority | Returnee action |

| Rental income tax | Income Tax Dept | ITR if let-out |
| Self-occupied | No rental in ITR | Still pay property tax |
| TDS 194-IA | On purchase | Buyer deducts — not annual |
| Stamp duty | On purchase | One-time — not property tax |
